Firstly, I want to say an incredible well done to everyone for getting through the…
April’s SDLT deadline pushed conveyancing firms up and down the country to process a month’s worth of completions in just five days. And at Orbital, we witnessed firsthand just how much pressure conveyancers were under, reflected in the surge in usage of Orbital Residential, our AI solution created to help you streamline the title checking process.
Between February and March, cases piled up and Orbital Residential usage rose nearly 50% compared with the previous two months. Conveyancers using Orbital were able to handle the surge with quicker turnaround times and enhanced accuracy, providing that second pair of eyes to thousands of our conveyancer customers, when it mattered most.
With the SDLT rush now behind us, Orbital Residential continues to evolve. We’ve been updating our technology to expand beyond title checking and document review, to support conveyancing workflows even further. From Draft Enquires to Client Ready Reports, we’re now starting to take care of the next stage of the conveyancing workflow: helping you move faster from initial checks to client-ready outputs.
What’s New?
Draft Enquiries:
Writing up enquiries takes time — often needing careful wording. Orbital Residential now generates draft enquiries when red or amber flags appear, offering a clear, well-phrased, ready to use starting point.
TA10 Reports:
Our new TA10 Report highlights and summarises key sale items, exclusions, and comments, making it easy to report everything to your client in one clear copy-and-paste.
Lender Requirement Updates:
In late February, you’ll remember that Nationwide updated its Part II requirements with stricter wording around mortgagee protection provisions — adding to the pressure during an already demanding period ahead of the SDLT deadline.
To support conveyancers through these changes, we’ve expanded our coverage of lender requirements in line with the UK Finance Handbook. This includes 15 new questions reflecting updates from Nationwide and other lenders, now fully integrated into our reports to help you stay compliant and up to date with evolving guidance.
Coming soon: client-ready reporting:
Orbital Residential helps conveyancers to review properties in a fraction of the time. But the next step has always been up to you, the conveyancer, until now.
Soon, conveyancers will be able to create polished, plain-English client facing reports, complete with branding, plans, and clear issue explanations — reducing manual work and improving the client experience. This is designed to help you explain what matters, without writing from scratch. Streamline your process, save time, and improve consistency across reports. It’s a simpler experience for your team, and a more understandable one for your clients.
